Tenant Information
APPLICATION: Complete the application. A $75 non-refundable rental application fee must accompany the application for rent. Call for pre-approval. (480) 820-5201
CREDIT CHECK: Upon completion of the application a credit check will be completed to determine if applicant is accepted for tenancy. We run credit score, criminal and eviction checks.
Unsuccessful applicants will be notified by phone as soon as possible.
LEASE SIGNING: Applicants will be required to complete the lease and pay the full amount due (1st months rent, security deposit) in the form of a cashier check. Succeeding months lease amount may be paid by personal check.
WALK THROUGH: A time will set up to complete a move-in walkthrough. At this time the tenants and property management will make note of any defects and both parties will sign off. Items that are noted will not be corrected, but you will not be charged upon move out for the same condition. We believe each unit is clean and ready to move-in. You may make requests at time of move-in, they will be discussed with the Owner as to whether the change will be allowed or made. Walk through is not considered to be a repair list
KEYS: Will be released to you when full payment has been received from R & C Property Management and a walk-thru has been signed off on.
SMOKING: All properties are non-smoking inside the home.
OCCUPANCY STANDARDS: Arizona occupancy standards are 2 persons per bedroom. All properties are subject to Federal Fair Housing Act which states it is illegal to discriminate due to Race, Color, Religion, Sex, National Origin, Handicap, Familial Status or any intention to make such preference, limitation or discrimination. Our staff is trained and educated on the latest local, state and federal statues pertaining to rental regulations.
SHOULD TENANTS NOT OCCUPY THE RESIDENCE AT MOVE IN, NON REFUNDABLE FEE WILL BECOME LIQUIDATED DAMAGES.
SEC 8: It is Owner selection as to the acceptance of Sec. 8 housing
FELONS & MINORS: We do not lease to convicted felons or minors
BANKRUPTCY: Needs to be discharged, each Owner will be advised as to your situation and they will make the final decision.
PETS: Each property Owner has set their pet policy. If the Owner allows pets there is a non-refundable fee of at least $200.00 per pet.
TYPES OF PETS: Due to insurance coverage requirements, no property allows a bred considered vicious by the insurance company and the following breeds: Ferrets, Dobermans, Pit-bull, Rotweillers, German shepherd or any attach trained animal.
SECURITY DEPOSIT: Security deposit in the amount equal to one months rent will be collected before move in at the signing of the lease. At the completion of the lease term the security deposit will be returned upon written request by tenant, within 14 business days after possession of property is surrender (Keys must be turned in) and walk-thru is completed.
HOLD A HOME: Upon credit check, application approval and lease execution; you can provide a non-refundable holding fee and the home will be held for you.
